The magnificent setting overlooking Wakendaw Lake attracted us to this property and the great bones of this home sealed the deal. We purchased the home with the intention of completely renovating it and selling it on completion. As you can see by the before pictures, it was quite a challenge. It had been abused by renters and left vacant and allowed to fall into disrepair. Following the intense clean-up effort, we designed a plan to maximize the spectacular views and accommodate a large family with plenty of room to relax and entertain.
By removing the dilapidated rear porch, we were able to add a family room onto the kitchen with a flat roof for second floor sunbathing and bird watching. The former family room was converted into a powder room and dressing room for the master bedroom.
We removed the entry walls to the dining and living rooms to create expansive multi-function rooms accessible to and visible from the kitchen. The old staircase was rebuilt with iron balusters and exotic wood treads and rails to match the new floors. The new Juliet balcony provided a second floor view of the other side of the lake.
By removing all the drywall, we discovered new floor space that was previously concealed. This enabled us to create a wonderful office with a reading loft and a balcony that overlooked the lake. Additional storage was created in all the eaves and new spray foam insulation kept the storage areas close to room temperature.
The FROG had its own staircase from the mud room and access to the remaining second floor bedrooms, so adding a bathroom and closet made it a possible suite for a nanny or guests. It was large enough for a seating area and by adding the side balcony, this lovely space now gained a fresh breeze and striking lake views
A full laundry was added on the second floor and a laundry closet was provided on the first floor.
The entire house had all new plumbing, electrical, spray foam insulation, heating and air conditioning, new windows and doors, interior trim, siding, roofing and awnings. By the time we wrapped up this project, the only original elements were the brick veneer and the framing.
